An itemised furniture specification for short-term rental portfolios and furnished guest apartments. Designed in Paris and crafted to order in the Emirates.
Think in repeatable room types.
For an operator with several short-term units, a precise furniture schedule helps maintain consistency. Saint Objets can review the different apartment plans and develop appropriate sofas, beds, seating and loose pieces with coordinated finishes. We do not imply that one dimension, configuration or price fits every building or floor plan.
Maintenance and replacement planning.
A property with frequent guest turnover should specify upholstery based on use, cleaning practice and chosen material properties. We can review the fabric mill's care instructions and available abrasion documentation. If repeat orders or replacement pieces may be required, that intent needs to be identified before production so fabric availability and dimensions can be recorded.
Phased delivery and approvals.
Send the unit list, drawings, quantities by furniture type, selected materials, access requirements and planned readiness dates. The studio can review sampling, staged making and delivery of agreed furniture. Construction works, property management and specific commercial outcomes are outside the assumed scope. Delivery dates and any capacity commitments are confirmed after technical review.
Questions before commissioning.
Can identical sofas be commissioned for multiple short-let units?
Potentially, after approving a model and dimensions and confirming the total quantity, fabric and manufacturing programme.
Can a manager submit a consolidated BOQ?
Yes. An itemised furniture schedule and unit plans are useful starting documents for quotation.
