From a villa to a series of handover apartments, Saint Objets develops furniture and furnishings around the architecture, the room plan, the materials and the dates that matter. We draw and adapt furniture, advise on upholstery and coordinate selected window treatments, made-to-order production, delivery and fitting according to the actual commissioned brief.
Turnkey in this context means a coordinated furniture-led interior and FF&E programme. We separate furniture work, supplied materials and agreed installation tasks from architectural, statutory, MEP or construction scope requiring an appropriately qualified partner. The written quotation is the definitive scope.

Issued unit types, BOQs and schedules help align approved dimensions, material references, batches, site access and handover dates. All production quantities and timings are agreed individually.

Sculptural lounge seating, armchairs, banquettes and selected pieces for guest and public spaces, developed against the consultant's performance and project requirements.
The finishing layers.
Coordinate bespoke curtains, sheers, blackout linings, pelmets and material selections with the furniture design. Any motorization or complex track arrangements are confirmed separately.

Our selected portfolio documents residences in Dubai and a branded luxury-hospitality project in Abu Dhabi. The hospitality work includes a curved lounge sofa, rounded armchairs and casegoods, developed with a partner architecture studio.
These references demonstrate furniture and interior-direction work. They do not mean an individual project includes construction, technical approvals, fire certification or unlimited production quantities. Every new scheme is reviewed against its own contract documentation.

Review the furniture list, dimensions, upholstery, sample references, feasibility, logistics and any specialist exclusions before approving production.

Planned handover.
Furniture is made to order in the Emirates. Deliveries, placement and fitting are planned against an agreed site programme and confirmed access conditions.

The details before delivery.
What is included in a turnkey furniture package?
The agreed scope may include made-to-order furniture, fabric and material specification, window treatments, furniture schedules, coordination of production, delivery and installation or dressing. Every item is written into the proposal before it is promised.
Does turnkey mean Saint Objets is the building contractor?
Not automatically. Saint Objets leads furniture and furnishing direction; architectural, structural, MEP, building approvals and other specialist fit-out works require separately defined responsibilities, often with an architecture or technical partner.
Do you furnish show apartments, hotels and multiple units?
We review show-apartment, hospitality and multi-unit developer briefs from the drawings, BOQ, quantities, unit types and handover dates. Production capacity, approvals and installation sequence are confirmed project by project.
Can bespoke curtains be included?
Curtains, sheers, blackout treatments, pelmets and selected blind systems may form part of the furnishings brief. The separate 3–5 day express curtain service applies only to eligible curtain projects; it is not a lead-time promise for an entire turnkey fit-out.
