What FF&E Do You Need to Furnish a Holiday Home?

What FF&E Covers

FF&E means furniture, fixtures and equipment. Everything that is not the building. For a holiday home in Dubai the list is short, and it is the whole of what a guest sees and touches.

A short-let property carries an operational layer underneath that. Case goods that take daily handling. Spare linens. Pieces that come through back-to-back stays and frequent cleaning still looking like themselves.

Specification Governs Everything

A holiday home sits between a private residence and a commercial let. The brief for the seating and the beds follows the harder of the two.

Why It Matters Indoors

A Dubai house runs its cooling all year with the windows closed. The air stays still. Guests sleep in it, and the cleaning crew works in it for hours at a time, close to every surface in the room.

So the materials are specified before anything else is drawn. In a sealed interior, what a cloth releases is part of the room.

Made to Order, Sized to the Home

Nothing is held in stock. Nothing is built before it is wanted. There is no importer, no distributor, no warehouse, no ocean crossing before a client has asked for a piece. What would have been lost along that path goes into the piece instead.

Each sofa, bed and table is cut to your floor plan. Furniture takes ten to thirty days, according to the scale of the project, the number of pieces and the availability of the chosen cloth. Rugs take three to five weeks, woven by hand in India by generational artisans with more than sixty years behind them. A rug cannot be hurried. The install date is fixed before the first cut, and the whole house is furnished at once.

Yes. A rental turns over week after week, so the seating and the beds sit on high-performance, hospitality-grade fabrics chosen to clean easily and to hold up under sun and wear, with fire performance to the standard the setting requires.

Can Saint Objets supply a full holiday-home scheme, not single pieces?

Yes. We furnish the property as one turnkey scheme, every piece made to order and sized to your floor plan. The install date is agreed at the start and held, so the interior lands coordinated and ready to let.
